Our client, a national developer and manager of commercial and residential property has an immediate need for a Chief Building Engineer.\r\r\r The Chief Engineer is responsible for the supervision of engineering property operations at one or more buildings and coordinates direct and controls the activities of employees engaged in carpentry, plumbing, mechanical, electrical, HVAC and/or specialized maintenance and repairs.\r Assigns tasks to workers, and inspects completed work for conformance to standards.\r Responsible for employee selection, training, scheduling, and discipline according to company policy. \r May requisition or purchase supplies and equipment. \r Responsible for safety regulations, walk-throughs pertaining to facilities, audits, budgets, deadlines, appraisals, vacation schedules, computer generated reports. \r The Chief Engineer is expected to be actively involved in working with tools, making repairs in order to maintain operations and provide a safe and stable operation while optimizing the engineering efforts.\r Assist and support managers to ensure compliance with regionally directed procurement programs. \r Approve purchases within established budget guidelines and process PO’s and invoices.\r Oversee outside contractors and base building service contractors to ensure building systems are properly maintained and utilized.\r Support managers by assisting with plan reviews on large construction projects providing input to ensure specified scope of work is in the long term best interest of the property and site inspections to ensure quality and adherence to contract requirements\r \r \r
\r 7 years of facilities operational experience required.\r 5 years supervisory experience as senior engineer or equivalent position in facilities operation.\r Industry certification/training required such as: technical school certificate emphasizing HVAC, electrical, plumbing, life safety and building control systems accepted.\r Highest-level relevant state/local license for stationary engineer and/or HVAC plus universal level refrigerant recovery license required.\r BOMA accredited courses desirable.\r Strong oral and written communication skills. \r Computer skills and building automation systems experience required.\r Certification meeting OSHA ACM awareness training requirements as required.\r Working knowledge of energy conservation required, formal training preferred.\r Proven communication skills both written and verbal. Must be able to speak effectively before groups or associates of the organization.\r Demonstrated ability to communicate effectively with vendors, contractors, Company managers, and employees. \r Ability to read, analyze and interpret construction drawings, contracts and financial reports.\r Ability to respond to common or technical inquiries or complaints from subordinates, regulatory agencies, or members of the business community. \r Demonstrated ability to proactively prioritize needs and effectively manage resources.\r Demonstrated ability to monitor training programs and identify and provide one-on-one training as needed.\r Ability to exercise initiative, problem solving and decision making skills. \r Ability to manage multiple projects, set priorities, exercise sound judgment and clearly communicate findings and advice. \r Comfortable with technology, skilled in the use of the internet, spreadsheets, budgeting software, automated purchasing programs and other automated systems.\r Knowledge of First Aid and Safety procedures.\r Understanding of elevator maintenance, fire sprinkler/alarm systems and mid-rise buildings preferred.\r\r \r\r \rFor more information on this or other Real Estate related career opportunities, please visit\rwww.realtyjobs.com\r \r \r\r\r
