Job Description
Job title:  Building Manager\r \r \r FLSA status:  Exempt\r \r \r \r \r Department:  Property Management\r \r \r Reports to:  Portfolio Manager\r \r \r \r\r \rPosition summary:  \rThis individual is responsible for providing oversight and supervision to, and actively participating in, the management of the daily operations and maintenance of medical office properties.  The individual’s duties include the following:   \r \rEssential Duties and Responsibilities:\r\r Manage vendors, routine maintenance, construction projects, and other operations of facilities.\r Respond to tenants’ service requests and special needs; keep them informed of progress.\r Ensure strong relationships are developed and maintained between tenants and all staff members.\r Coordinate all necessary inspections and oversee corrective action in order to maintain regulatory compliance.\r Perform preventive maintenance, testing and inspections of all systems and equipment.\r Conduct routine walk through of the property and look for housekeeping and other maintenance issues.\r Communicate with Portfolio Manager and assist with the budget and plans for daily and future operations.\r Order and maintain routine office and maintenance supplies.\r Maintain files, manuals, and routine correspondence in the onsite management office.\r\r \rKnowledge, Skills, and Abilities:\r\r Be familiar with Microsoft Office including Word, Excel, and Outlook.\r Excellent interpersonal and communication skills.\r Demonstrate traits as a self-starter, proactive manager, creative problem solver, and principal decision-maker.\r Able to work independently and in a team environment.\r Working knowledge of power and basic hand tools.\r Basic knowledge of mechanical systems such as HVAC, plumbing, electrical, etc.\r Ability to understand blueprints and building system schematics.\r Ability to read and interpret Material Safety Data Sheets (MSDS).\r Ability to plan and organize work process, projects, and maintenance tasks.\r

Job Requirements
Knowledge, Skills, and Abilities:\r\r Be familiar with Microsoft Office including Word, Excel, and Outlook.\r Excellent interpersonal and communication skills.\r Demonstrate traits as a self-starter, proactive manager, creative problem solver, and principal decision-maker.\r Able to work independently and in a team environment.\r Working knowledge of power and basic hand tools.\r Basic knowledge of mechanical systems such as HVAC, plumbing, electrical, etc.\r Ability to understand blueprints and building system schematics.\r Ability to read and interpret Material Safety Data Sheets (MSDS).\r Ability to plan and organize work process, projects, and maintenance tasks.\r\r \rMinimum Qualifications:\r\r High school diploma or general education degree (GED); and three years related experience and/or training in building management, building services or other service industry.\r\r \rPhysical Demands:\rThe physical demands described here are representative of those demands that must be met by an employee to successfully perform the essential functions of this job.  Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.\r\r While performing the duties of this job, the employee is regularly required to use hands and fingers to handle or feel; reach with hands and arms; talk; and hear.  The employee frequently is required to sit.  The employee is occasionally required to stand and walk.  The employee must occasionally lift and/or move up to 100 pounds.  Specific vision abilities required by this job include close vision, distance vision, color vision, and ability to adjust focus.  The employee is occasionally required to ascend a ladder and complete overhead work.  The employee must be able to enter and exit confined areas/spaces.  \r\r \r \rWorking Environment:\rThe work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.  Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.\r\r The noise level in the work environment is usually moderate.\r\r \r \rThere is an on call requirement to be available for after-hours emergency calls.
