Responsible for providing day to day leadership, oversight, and project management for bond and capital construction projects. Mentoring and guiding project managers and administrative staff to ensure successful project execution in customer service, schedule, and budget. Representing and overseeing contracted work associated with new construction, repairs, upgrades and additions to existing facilities.
Classified Professional/Technical pay schedule Range 7, starting at $35.02 per hour, depending on recent relevant experience. 8 hours per day, Monday through Friday. 260 day / 12 month work schedule. Position is eligible for benefits.
rn Manage the construction process with the design firm and general contractor to insure the process, materials and methods employed by the contractor are of acceptable quality, in compliance with the contract documents and within budget. Arrange for required tests and off-site improvements. Resolve construction issues. Monitor construction sequencing, submittals, material ordering, shipping, installation and scheduling.
rn Administer budget and schedule performance, make recommendations regarding project scope and recommend budget increases when needed. Ensure quality of work, and assist in problem resolution with project managers. Approve payment requests, reconcile accounting figures. Responsible for oversight of entire bond program budget.
rn Manage the construction project team and develop professional relationships for coordination of facility design by outside design consultants with District personnel, state and local building officials, utility companies, other government entities and school/citizen groups. Maintain path of communication between all parties.
rn Assign projects to and provide vision for Construction Project Mangers by monitoring projects, attending meetings, communication with staff and making recommendations and observations.
rn Coordinate and facilitate design submittal reviews including schematic design, design development and construction documents submitted by District personnel and building officials to assure compliance with codes. Assure that all District education, technical specifications and review comments are incorporated into the final bid process and throughout construction.
rn Mentor, train, and coach Construction Project Managers to ensure successful and timely completion of project goals.
rn Create processes for Construction Project Managers to ensure project documentation has been received for each project. Monitor to make sure processes are being followed.
rn Facilitate monthly Bond Oversight Committee meetings. Create construction project update presentations. Collaborate with Bond Accountant to reconcile monthly bond expenditures.
rn Evaluate performance of all construction team members and/or firms at the end of each project.
rn Manage project close-out and warranty period including follow-up with contractor.
rn Manage the bidding and negotiation phase including the pre-qualification of contractors. Review and analyze bids for contractor selection. Approve contract awards and arrange pre-conferences and construction start up.
rn Perform other duties as assigned.
rn Bachelor’s degree in Architecture, Construction Management, Business or equivalent experience and training.
rn Over seven years’ experience in construction related industry, public school administration preferred.
rn Must have current valid Driver’s License, required.
rn Must regularly lift and/or move up to 10 pounds. Occasionally lift and/or move up to 50 pounds.
rn Must be able to pass a Colorado and Federal Bureau of Investigation background check.
rn Excellent oral and written communication, interpersonal relation skills, supervisory, organizational, analytical, decision making and collaborating skills.
rn Ability to understand contract documents, define problems and draw valid conclusions.
rn Knowledge of contracting design and estimating; business practices and methods used in the construction industry.
rn Operating knowledge of and experience with personal computers, word processing, spreadsheets and databases.
