One of our key

strategies is uniquely positioning our large portfolio of Apartment Homes through

our Development/Redevelopment Construction team. 

 

We seek a

highly-skilled, technically savvy Project

Executive to oversee our South Florida region with a specific focus on

very large commercial multi-family projects in Miami Beach and Biscayne Bay

(just for starters).  As the owner of the Flamingo in South Beach and other large

Apartment communities, this Executive will have responsibility for all aspects

of the development and redevelopment process including acting as the Owner’s

Construction Project Manager for very large projects throughout the region. 

This Project Executive, known internally as a Regional Project Manager, has responsibilities which include overseeing

and monitoring project activities to ensure that projects are completed within

prescribed schedules and budgets, in compliance with Aimco policies and

procedures, and in accordance with federal, state, and local regulations. 

 

Generally, this person

coordinates the pre-construction and construction efforts of large and/or

complex commercial real estate development and community redevelopment

projects. He or she provides leadership for regional site project management

function by managing, coordinating, and developing staff of Aimco and third-party

CM/GC project managers.

 

He or she operates with

significant independence and minimal supervision as the principal project

representative and oversees a team of project managers who work on this and

other construction projects within the region. 

 

The successful candidate

must work cooperatively with internal team members from Pre-construction

Development, Operations, Finance, Government Relations, Community Service

Managers and Aimco’s external vendor representatives to form and maintain a cohesive

and driven project team. 

 

RESPONSIBILITIES INCLUDE:

Ensuring that assigned

projects are completed within budgets and schedules while meeting community

needs, business objectives, project vision and design guidelines. Preparing detailed

construction cost estimates and documentation for project funding

authorization. Developing scopes of

work, preparing budgets in addition to soliciting bids and proposals from

qualified contractors. Reviewing and analyzing the

bids, ensures budget and schedule compliance on all work Preparing property

logistics plan for the project and coordinates work activities with property

staff to minimize disruption to the residents. Interfacing with

appropriate levels of management to obtain funding approval. The explanation

and presentation of project scope and the associated costs as required is part

of this process. Monitoring progress,

provides financial control and ensures quality of project. Ensuring that Senior

Project Managers, Project Managers and Project Engineers are successful and

their skills and strengths are appropriately deployed Managing the project

team including architects, engineers, workplace consultants, construction

managers and administrative support. Developing schedules and

budgets for assigned projects. Identifying and evaluating

alternative solutions to best meet program goals. Working cooperatively

with and ensuring that projects managers work cooperatively with the

appropriate Aimco teams. Being responsible for

managing special studies, initiatives or due diligence assignments. Participating in or

overseeing the pre-qualification and bid evaluation process for consultants,

contractors, and other outside vendors and selects vendors. Interacting with

governmental branches and regulatory agencies as required to ensure that

projects comply with all applicable legal requirements and regulations. Presenting to Executive

Leadership and external stakeholders who carry significant buy-in. Hiring, managing and

developing a highly-engaged team.

 

In addition, this

individual will be responsible for working within a cross functional internal

team including business partners from our Development and Operations teams.

 

The position is a highly

visible role working closely with Aimco’s senior executive team, so executive

presence and polished communication is a must. 

 

KEY SUCCESS FACTORS:

Successful track record

in developing and/or redeveloping occupied multi-family buildings. Collaborative,

professional approach to building positive relationships across the

organization. Technically savvy both

in construction management and construction management software. Proactive communication

with internal and external business partners at all levels and the ability to

manage through influence when needed. Ability to multitask and

appropriately prioritize projects and tasks. 

 

QUALIFICATIONS: Our

successful candidate will have over ten years of experience assisting with

renovation and redevelopment projects and/or ground-up development projects.

Our ideal candidate will have occupied multifamily residential redevelopment

experience with a proven background managing projects from concept through

completion.

 

A strong technical

background is critical for the role, including strong use of highly

process-oriented construction management using the construction management

software. 

 

Our candidate must be a

confident communicator with the level of presence necessary to present and

influence senior executives and high-level business unit leaders. He or she

must also possess a Bachelor’s degree in Architecture, Construction Management,

or Engineering degree is preferred.
