Design Project Manager

The in-house architecture and design team is the vital connection between development, construction, management, leasing, marketing and sales. Throughout all phases of a Related Beal project we manage a process which demands best in class design in Architecture, Interior Design, and Building Mechanical Systems. The MEP Design Project Manager is an integral team member of the design team – together we take the lead on the design consultant team selection process, work with marketing to develop project briefs and assist with marketing materials such as renderings and project information. The design group manages the design process by sharing Related Beal design standards and leads the team to provide required deliverables that meet all milestone deadlines. We are involved in review of project budgets and schedules and participate in the Construction administration and MEP coordination process. The Related Beal design team also supports our facility management team with FF&E coordination and installation as well as equipment commissioning at the completion of a project for final occupancy. These are just a few of the functions the in-house architecture and design team performs to ensure Related maintains its position as a market leader in innovative, financially rewarding and environmentally-conscious real estate development and operations.
The MEP Design Project Manager (the “PM”) is responsible for selecting and managing the consultant team associated with the design of Mechanical/HVAC, Electrical, Plumbing, and Fire Protection as well as design of low voltage scope such as security, telecommunication and Audio/Visual. The PM will lead the consultant RFP process, provide Related Beal Design standards and QA/QC expectations to consultants. Review all documentation and participate in Construction procurement and MEP coordination process. The PM shall also manage the Construction Administration process for MEP consultants, during construction, Commissioning and Building closeout.
Design and Planning
Extensive knowledge of Commonwealth of Massachusetts and City of Boston Building Codes as well as all trade standards (ASHRAE, etc.)
Understanding and be an advocate for Related Beal’s and Related NYC’s design standards
Close collaboration with Related Beal design team so that the sales/leasing objectives are achieved through design
Close collaboration with Building Management group so that all supporting spaces and requirements are achieved through design
Knowledge of civil, structural, architectural and MEP systems
Manage the process of collaboration and coordination of Architectural design with MEP FP design to ensure a complete comprehensive set of drawings for efficient pricing/bidding.
Monitor the production of design drawings to ensure all relevant construction information is included
Have experience and understanding of process of engaging Utilities to initiate service orders and connections to the project.
Coordinate presentations such that the extended team is informed of design progress
Understand Related Company’s commitment to environmental sustainable projects, coordinate all design efforts to support Green initiatives, LEED principles, and City of Boston Climate Change Resiliency goals.
Knowledge of how to assemble the right team of consultants in order to produce the highest quality product
Issue RFPs; produce leveling documents; and make recommendations that connect the right skill set with the project demands
Establish and negotiate consultant fees
Review and comment on all deliverables
Manage consultants’ budgets and discern the need and request additional scope work
Prepare consultant contracts with our in-house attorney
Track and approve invoices based on consultant deliverables
Develop and maintain deliverable schedules
Collaborate closely with other Related groups so that documents are delivered and evaluated within the timelines established
Capable of identifying any discrepancies between deliverables and constantly evolving project objectives
Identify and maintain any timelines that are related to the Department of Building or any other government agency
Conduct periodic coordination meetings involving related consultants so that information is shared and dialogue is constant
Record and minute all meetings and keep track of attendees’ input
Knowledge of construction sequencing, materials and methods
Provide leadership with the construction team during procurement and VE phases
Work closely with Construction MEP coordination team and trades to maintain design quality and standards.
Must be able to attend meetings with construction trades to clarify and/or direct any in-field design decisions
Minimum Bachelor’s Degree in Architecture and/or Engineering
LEED or Environmental/Sustainability certifications a plus
Minimum of 5 years of professional experience
Must have City of Boston high rise experience
Knowledge of mechanical, electrical, plumbing, Fire protection and Low voltage systems
Extensive construction/field experience
Exceptional communications skills – written and verbal
Well-developed project management skills
Ideation-minded with demonstrated creativity and innovation
Real estate, hospitality or luxury goods experience a plus
A highly entrepreneurial, self-motivated and results-oriented individual
A mature professional with excellent judgment and intuitive interpersonal skills
