The primary role will be to provide support of daily operations, preventative maintenance and repairs to sustain and maintain all building assets on this multiple building complex. Must have strong aptitude of all building mechanical, electrical, lighting, HVAC, plumbing, life safety and fire protection systems to ensure proper operations and be able to act upon any conditions that are out of the ordinary - all in a challenging and dynamic environment.The position will report directly to the Senior Building Engineer, Palo Alto Technical Building Operations.Responsibilities:Inspects buildings, grounds and equipment for unsafe, malfunctioning or unsightly conditions.Perform and/or direct the performance of all maintenance department service requests, insuring that the work performed in these areas are accomplished safely and efficiently with a minimal amount of disruption or inconvenience to VMware’s employees.Monitor operation of electrical, mechanical and plumbing systems as well as supporting the facility and its critical operations.Work safely on electrical systems up to 480V.Conduct preventative maintenance on MEP and other building related systems. Identify and troubleshoot malfunctioning equipment, with particular focus on HVAC equipment and ascertain corrective actions required to restore to optimum operating conditions.Perform adjustments and repairs as needed on building automation systems to ensure optimal performance.Create trends using BMS system to evaluate system performance over time.Evaluate and recommend equipment/service upgradesDirect the performance of contracted maintenance work as needed; specific tasks include but are not limited to: insuring the timely performance of maintenance contract work, overseeing the fulfillment of equipment warrantee and other obligations by the installer.Operate and maintain lighting control systems and schedules.Assist with installation and modification of building equipment systems as needed.Understanding of HVAC water treatment and testing services.Maintain stock and inventory control.Prepare and maintain maintenance logs and records.Ensure the cleanliness and appearance of all work areas.Seek energy and water conservation measures to reduce costs and consumption.Conform to all written operating procedures associated with site’s city, state and federal regulations.Comply with departmental policy for the safe storage, usage and disposal of hazardous materials.Respond quickly to emergency situations.Perform administrative and other duties as assigned.Requirements:College degree and/or Technical Trade School Certification experience preferred.10 years’ experience in building operations with core competencies in HVAC and Electrical systemsStrong knowledge of Building Management SystemsUnderstand the engineering design and operational aspects of the Base Building and Critical System Support systems and components, including UPS, ATS and GeneratorsProgramming of Lighting Control SystemsAbility to recognize system shortcomings and respond to operational and emergency situations.Read and interpret blueprints and schematicsStrong interpersonal and organizational skills and an ability to communicate complex concepts clearly.Strong verbal and written communication skills.Computer proficiency in Microsoft Office and email.Possess general knowledge of green practicesA practical sense and ability to implement in a dynamic, fast-paced Team environmentAble to lift 50 poundsAble to climb ladders and work in elevated locationsProficient with power/hand tools and test equipmentAvailable to work overtime, weekends and/or staggered shifts, as neededEffectively participate in the computerized maintenance management system ticket program by completing all tickets from customers and preventative maintenance (PM) programsAvailable to work on-call rotation and overtime as required.LocationPalo Alto, CA, US,employmentType:Full Time,identifier:R183067,industry:Facilities,title:Building Maintenance Engineer,
